Course Description

REGISTER FOR THE COURSE SERIES AND PAY $900 FOR ALL THREE COURSES

The Real Estate License Program provides the perfect training for those students planning to enter the real estate profession, as well as opportunities for those currently working in real estate and related areas to increase knowledge in this field. MiraCosta’s Real Estate Program has moved to Community Education and Workforce Development and will no longer offer college credit.

If students attend all classes, complete the necessary coursework and pass the required tests, students will receive a MiraCosta College Certificate of Accomplishment. Licensing to become a real estate salesperson is conducted by the California Department of Consumer Affairs Bureau of Real Estate (DRE). To obtain a California Real Estate Salesperson license, candidates must first qualify for and pass a written examination. For information about state licensing, go to dre.ca.gov.

Course Outline

  • The Sales Persson: Getting Started – Selecting a broker and identifying goals and objectives of your business.
  • Prospecting, Marketing and Promoting your Business. – how will you generate business? Students will discuss ways to create business through marketing and discuss best practices within the industry.
  • Agency Relationships and The Listing Agreement – Understanding the listing contract and being able to articulate it to your clients.
  • Breakdown of the Seller’s Listing Agreement – Understanding terminology and key terms.
  • Selling and finding the RIGHT Buyer – Selecting and locating a buyer based on qualified terms and strength of offer.
  • Completing The Residential Purchase Agreement Bundled Forms – Students will fill out the additional disclosures and advisory that are received with the purchase agreement.
  • Completing the Residential Purchase Agreement – Students will fill out the purchase agreement.
  • Real Estate Online and Beyond – Evolving Technology – Using the internet to your advantage. Students will know where to find real estate information regarding laws, listing and relevant websites and resources to refer to during their real estate career. Students will review social media trends and best practices.
  • Chapter 9 Finance Understanding the Finance Process- Students will examine current financing options and understand basic terminology in the financing process as well as laws and regulations.
  • Escrow, Transaction Coordinators, and Title Insurance – Students will examine selecting a brokerage and identifying key steps to be successful in the real estate business. Students will create a business plan and review actionable steps to prepare for their first year in the business.
  • Taxation of Real Estate – Students will examine taxation in real estate and personal income.
  • Investing and Other Broker-Related Fields
  • Property Management – managing and leasing property
  • Licensing, Ethics, and Associations
  • Fair Housing -Students will review federal and state fair housing laws and their application to the practice of real estate.
  • Biases (Including Implicit Bias) This will include an interactive participatory component of where the students role play as both the consumer and a real estate professional.

Learner Outcomes

  1. Describe the concept of a marketing niche. Explain how this is essential to start a career in real estate.
  2. Apply the principles for prospecting to the real estate market.
  3. Apply real estate laws and regulations to documents necessary to sell and purchase a house.
  4. Explore the techniques necessary to close a residential real estate sales transaction.
  5. Distinguish ethical from non-ethical real estate practices.
  6. Analyze property management and appraisal cases.
  7. Develop a financial plan for client use.
